Martin’s Run is a planned community covering a 529-acre wooded and farmland area in Lorain, Ohio. The community boasts trails, parks and open space set aside for enhanced beautification. A maximum of 1,897 dwelling units are planned.
The development includes Morningside at Martin’s Run, the City of Lorain’s first active adult community covering 81-acres, some of which are dedicated wetlands. Morningside offers paired villas, single-family homes and adult active units with underground parking. The variety of housing options available at Martin’s Run allows a multi-generational focus in the same development, a unique option to Lorain County.
In addition to a park-like setting, the Martin’s Run site was designed to incorporate bike paths, walking paths and outdoor recreation areas. The pond in front of The Club — the center of activity at Morningside — incorporates EPA-regulated stormwater management requirements while providing an aesthetic feature.
The site presented several challenges, including wetlands issues, zoning issues and utility challenges. Affected wetlands were mitigated off site while more than 50 acres of wetlands were preserved and donated to the Lorain County Metro Parks.
Other challenges included zoning issues and utility challenges. KS Associates assisted in the rezoning process by attending meetings and addressing engineering issues.
