Shadow Creek Residential Development — Amherst, Ohio

KS Associates’ land development professionals designed and prepared construction plans for this 29-acre project. This cluster subdivision contains 55 cluster lots and is located off South Lake Street in Amherst, Ohio.
Site challenges included wetlands, extreme slopes, the crossing of a creek and a 100-year floodplain. KS Associates developed a unique stormwater management system to allow this site and an adjacent school project to have a detention basin created by the construction of a berm along Beaver Creek. This berm allowed for the required storage while maintaining the existing trees in the area.
KS Associates obtained approval of a flood study for the installation of a 48-foot-wide Conspan arch culvert over Beaver Creek. Without this culvert, 19 lots would not have been accessible.
The project involved coordinating and obtaining approvals of the proposed design from FEMA, the Ohio EPA and the City of Amherst. |
This site presented wetland challenges, which were overcome by a creative layout with selective wetland mitigations and impacts. The design solution created a scenic and natural living environment.
